A mixed-use residential complex of variable height, incorporating integrated commercial premises and underground/at-grade parking, is located within the boundaries of Lipetskaya and Musorgskogo streets in Samara; developer — DEREVO.
Situated at the intersection of the Volga River and the city embankment, the project forms a new fragment of the urban center, where the river panorama becomes a full-fledged urban planning asset, while private courtyards maintain intimacy without losing openness toward the water horizon. MAD Architects developed the spatial and interior logic of the квартал, introducing three residential lines — comfort, business, and premium — united by a shared architectural dramaturgy and thoughtfully designed public spaces.
At the heart of the development is the Urban Living Room — a dedicated public space for residents, conceived as a versatile environment for meetings, leisure, and everyday interaction. It is not a transit zone, but a social magnet of the residence, where the internal culture of the community takes shape.
